But in reality, how many people will sell the house you currently live and rent one, when you see the market price depreciate in value? I, for one will not. Think all the cost of selling, and all the trouble, time consumed, etc. May be that's why I am not an economist :-)

By the way, I see my house investment much different than my stock investment. I can sell my stocks just by clicking on E-Trade. But selling the house? May be a nightmare.
